Where Can a Generator Actually Go? NFPA 37, Clearances, and What Texas Plan Reviewers Check

Half the painful generator install stories start the same way: the concrete pad got poured where the site had room, and then somebody called the fire marshal. Now there's a generator sitting five feet from where it's allowed to be, and the options are moving a window, fire-rating a wall, or moving a machine that weighs as much as a truck.

Placement is governed by NFPA 37, the Standard for the Installation and Use of Stationary Combustion Engines and Gas Turbines, along with the fuel codes, the electrical code, and your city's amendments. Here's the working version for Texas commercial projects.

The rules of thumb that drive outdoor placement

The 5-foot rule. As a baseline, NFPA 37 wants outdoor engine installations kept at least 5 feet from openings in building walls: windows, doors, vents, and at least 5 feet from combustible walls. The concern is heat, exhaust, and fire exposure entering or igniting the structure.

The listed-enclosure exception: read the fine print. You'll see residential and light-commercial units installed closer than 5 feet, sometimes as close as 18 inches from a wall. That's not a violation of the rule, it's an exception to it: NFPA 37 permits closer placement where the unit's weatherproof enclosure is tested and listed for reduced clearances (several major manufacturers' standard enclosures are), typically against a wall with no openings within the restricted zone. Two traps hide here: the reduced clearance is a property of that specific listed enclosure, not generators in general, and your AHJ can amend or interpret more strictly. Bring the manufacturer's installation listing sheet to plan review; don't argue from another brand's brochure.

Exhaust discharge. Exhaust must be directed away from openings and air intakes, a unit that meets wall clearances but discharges at a fresh-air intake fails on a different page of the code. Building air intakes are the most commonly missed check in DIY siting.

Working clearances and airflow. Beyond fire separation, the machine needs manufacturer-specified clearance for combustion air, radiator discharge, and service access, and the electrical gear it feeds needs NEC working clearances. A generator jammed in a fence corner that can't reject heat will derate in a Texas August exactly when you need it.

Flood placement. On the Texas coast and in flood-prone zones, elevation matters, a generator below flood level is a plan for having no generator. Local floodplain requirements may dictate pad elevation; hurricane experience says exceed them.

Indoor installations: a different animal

Indoor generator rooms carry their own NFPA 37 track: fire-rated room construction (commonly 1–2 hour depending on application and code path), engineered combustion and ventilation air, exhaust routed through rated assemblies to the outdoors, and fuel-system provisions. Indoor installs are fully engineered projects, if your project is trending that way, get the design team and the AHJ in the same conversation early. Retrofitting ventilation into a generator room that "fit the budget" is far more expensive than designing it once.

Fuel rules: where NFPA 37 hands off

  • Natural gas: piping and connections per the fuel gas code (NFPA 54 basis in most Texas jurisdictions), with utility coordination on meter capacity and pressure. Undersized gas supply is the most common cause of a new natural-gas generator failing under full load.
  • Diesel: tank installation per the flammable/combustible liquids rules (NFPA 30 basis), with sub-base tanks being the common commercial answer. Larger tanks can trigger TCEQ aboveground storage tank registration thresholds and spill-containment requirements, quantity matters, so check before you size the tank.
  • Propane: NFPA 58 governs tank siting and separation distances, which frequently end up driving the whole site layout more than the generator does.

What a Texas plan reviewer will ask for

Permit packages for commercial generator installs in most Texas cities involve building/electrical/mechanical permits and fire review. Expect to show: site plan with clearances and separation distances, the unit's listing documentation (especially if using reduced-clearance enclosures), exhaust discharge orientation relative to openings and intakes, fuel system details, load calculations and one-line electrical diagrams, and transfer switch arrangement. Cities amend codes locally: Houston, Austin, Dallas, and San Antonio each review with their own flavor, and suburban jurisdictions vary again. The cheapest AHJ conversation is the one before concrete.
